Vinyl composite tile and composition flooring builds up layers of old finish over time. Traffic grinds the surface. Finish turns yellow or grey. At that point, cleaning alone cannot restore the floor — the old layers need to be stripped back to bare tile and new finish applied from scratch. This is floor stripping and waxing, and it is a scheduled maintenance task, not an emergency repair.
The Floor Stripping Process
- Assessment We inspect the floor for finish depth, staining, tile condition and any damaged sections that need addressing before stripping begins.
- Furniture and equipment removal We move furnishings to a clean area before starting — nothing is cleaned around.
- Stripping Commercial stripping solution is applied, allowed to dwell, then mechanically agitated and wet-vacuumed. Multiple passes until the tile is bare.
- Neutralisation Floor is thoroughly rinsed and pH-neutralised before any new product goes down.
- Sealer application Base sealer coat applied and allowed to cure fully.
- Finish coats Multiple coats of commercial floor finish applied with drying time between each. Standard is four to six coats depending on traffic expectations.
- Final inspection We walk the floor with your facilities contact before leaving. Any problem areas are addressed on-site.
Scheduling Around Your Operations
Floor stripping is wet work that takes a large space off-line for several hours. We schedule all stripping and waxing jobs for overnight or weekend windows so your operations are not disrupted. If your facility operates seven days, we'll break the work into sections and confirm the access window with your facilities manager before booking.
Ongoing Floor Maintenance
Once the floor is refinished, regular spray buffing and periodic re-coating extend the finish between full strip-and-wax cycles. If you already have a nightly janitorial contract with us, we can include a quarterly maintenance coat in the scope to keep the floor looking consistent. We'll note what's right for your traffic level when we quote.
